Our mission is to make you a home owner in 1-3 years and our process is divided into 4 steps.
STEP 1: SEE IF YOU QUALIFY
Click the “get started” button and answer a few simple questions to see if you qualify for our rent to own solution in minutes. If you don’t qualify, no stress! We have 2 other programs that we can offer you later.
To qualify you must:
- Be a Canadian citizen or Permanent resident
- Have plans to live in the home and use the home as your primary residence
- Have a combined family income of CAN $70,000 or more
- Be employed or own your own business
- Have 4% of your dream home’s purchase price in your bank account or in an RRSP account
- Be looking for a home that’s worth NO MORE than CAN $700,000
NB: If you’re looking for a home between $700,000 – $2.5 M, then our downpayment assistance solution may be a better option for you. Follow the appropriate link to learn more.
STEP 2: GET AN APPROVAL
Once we’ve verified that you’ve met all the conditions in step 1 above you must:
- Sign a Buyer Agency Agreement to give us permission to move forward with your application and find you a home within your approved price range.
- Speak to one of our finance representatives to get a breakdown of all the costs involved in our program and provide proof of income, employment status, business income etc.
- Speak to one of our Mortgage Brokers and obtain your mortgage approval (Don’t worry we will help you to get the approval)
STEP 3: FIND A HOME
Once you get your mortgage approval then its time to go house hunting for the perfect home. We will assign you to an experienced Realtor who will book showings on all the homes you like, so you can make your selection. Once you find your dream home, we will alert a member of our team who will make an offer and purchase the home for you.
STEP 4: RENT THEN TAKE OWNERSHIP
Once a member of our team buys the home you require, simply sign the rental agreement and move in.
Your monthly rent payment will include a mandatory amount that goes towards savings so that when the time comes for you to buy, you will have a large amount to assist with your downpayment.
In addition, we will provide you with free credit counselling and financial guidance every month, so that you are fully prepared to take ownership when the time comes.
After we’ve verified that our rent to own solution is a good fit for you, our next step is to book a call with one of our program managers who will:
- Walk you through the program step by step
- Verify your income and employment status
- Breakdown all the costs involved in the program
- Answer any additional questions you may have including purchase option, mandatory savings, terms of the rent to own contract etc.
Please note we will NOT allow you to proceed to the next steps, unless we both agree that we’re a good fit for each other.
All you are required to contribute towards the purchase are:
- A total deposit of only 4% of the purchase price of your home
- A home inspection fee of approximately $500
In short you are expected to contribute 4% downpayment and approximately $500 in closing costs.
